Too bad you aren't in a place (of mind or circumstance) where you can just sell the house. Real estate prices are up there in many parts of the country due to low inventory and high demand. Around central Mass, we have very short time-to-under-agreement and bidding wars and homes have been appraising higher as well so banks are allowing the higher offered prices.

This may happen , but not sure when. When Diane and I are both ready to retire ,
we might sell my house and move to some place where the climate and local government
is favorable. This could happen in one to two years. Eastern Virginia , perhaps.

Yes , it was. Welcome to Chicago.
At least I was able to get into a good pulse/glide rhythm.
These city drivers are SO predictable.

This is probably the best route for efficiency. The best MPG might be
    around 75 , if I recall correctly.
It could happen when the weather gets warmer.
Since I work longer ( later ) now , I have a bit more traffic to deal with.
Luckily , they all like the left lane , so they can be constantly touching
    the brake pedal.

is the time to reap the benefits of nice weather ; after Oct 1 it's

Up to 55.8 MPG indicated over 280 miles. "3/4" of a tank remaining. But with an indicated 5 gallons used (nearly 40%) of tank capacity, I'm guessing that the gauge will be decreasing much faster from this point on.
